When to Repair vs Replace Windows

What’s Happening

If you’re standing in front of a window that’s fogged, drafty, sticking, or leaking, the answer to “repair or replace” almost always comes down to one question: is the problem in the hardware, or in the glass and frame itself? Hardware problems – latches, balancers, weatherstripping – are usually fixable. Failed glass seals, rotted frames, and single-pane units that were never right for the climate are not worth patching.

Windows fail in stages. The first signs are easy to dismiss – a slight draft near the sash, a little condensation at the corner – and most homeowners wait longer than they should. By the time a window is visibly foggy or the frame is soft to the touch, the seal or the structure has already gone. What you can see on the surface is usually the last symptom, not the first. That’s worth knowing before you decide whether to call for a repair or start thinking about a full replacement.

Why It Happens

Failed Insulating Glass Seal (the fogging you can’t wipe off)

Double- and triple-pane windows are filled with an insulating gas – usually argon – between the panes, held in by a perimeter seal. When that seal breaks down, outside air and moisture move in. The result is condensation trapped between the panes: that milky or streaky fog you can’t reach with a cloth. A broken seal means the window has lost most of its insulating value. You can confirm it’s a seal failure because the fogging is between the panes, not on the room-side or exterior surface. At that point, the glass unit needs to come out and be replaced – resealing from the outside doesn’t restore the gas fill.

Worn or Broken Hardware (sticking, rattling, won’t latch)

Balancers, tilt latches, cam locks, and sash lifts wear out over years of use – nothing unusual about that. A window that won’t stay up, won’t lock cleanly, or rattles in a light wind usually has a hardware problem, not a frame or glass problem. You can often spot this by examining the latch mechanism itself: if there’s visible wear, a broken tab, or a balancer that’s visibly slack, the glass is probably fine and only the hardware needs attention.

Deteriorated Weatherstripping and Seals (drafts, noise, high utility bills)

The flexible foam, rubber, or pile strip that runs around the sash keeps conditioned air in and outside air out. It compresses and dries out over time – especially in climates with wide temperature swings. Run your hand slowly around the closed window on a windy day; if you feel air moving, the weatherstripping is the first thing to check. This is a repair-level fix on most windows, but if the frame itself has warped or the window no longer closes squarely, the weatherstripping is just a symptom of a bigger problem.

Rotted or Warped Frame (soft wood, visible gaps, window no longer square)

Wood frames that have held moisture for a season or two will start to feel soft when you press them – a screwdriver probe will sink in easily. Vinyl and aluminum frames can warp or pull away from the rough opening over time, particularly if the original installation wasn’t shimmed correctly. Press the frame corners with your thumb; if there’s any give, or if you can see daylight around the perimeter when the window is closed, the frame’s structural integrity is compromised. Patching rotted wood with filler buys a few months at best. A warped frame that’s pulling away from the opening is a replacement conversation.

What to Do Right Now

  • Photograph the symptom before you touch anything. Take a clear photo of the fogging, the gap, the hardware, or the frame damage. Good photos help a technician prepare before they arrive and give you a record of the condition at the time of diagnosis.
  • Check which pane the condensation is on. Wipe the interior glass surface. If it clears, the moisture is room-side – a humidity issue, not a seal failure. If the fogging is between the panes and won’t wipe away, the seal is gone.
  • Test the latch and the sash movement. Open and close the window slowly. Note whether it sticks at a specific point, whether the sash tilts or bows, and whether the latch engages fully. This information narrows the diagnosis considerably.
  • Stop forcing a window that won’t open or close. A sash that’s binding against a swollen or warped frame can crack the glass if forced. Leave it in a safe position – closed if possible – and don’t try to muscle it.
  • If you notice a soft or crumbling frame near an electrical outlet or wire chase, stop and call. Moisture that has reached the wall cavity can affect wiring. That’s not a situation to probe or patch yourself – it needs a professional eye before any window work begins.
