Meridian Windows & Doors handles window replacement, window installation, and patio door installation throughout San Leandro, CA. Most San Leandro homes were built between the 1940s and 1970s, so we see a lot of single-pane aluminum frames, failing seals, and patio doors that stick or leak at the track. The marine air off the Bay keeps moisture in play year-round, which means material choice and sealing matter more here than they do ten miles inland. If you’re pricing a project, call (817) 686-2228 and we’ll give you a written number before any work starts.
Why San Leandro Homes Are Different
San Leandro’s housing stock runs from compact 1940s bungalows near Downtown to 1950s and 1960s ranch homes in the hills above Estudillo and Bancroft. A lot of those original windows are aluminum single-pane units: they conduct heat, fog up, and the frames corrode in salt air. We also see wood sash windows on prewar homes near Washington Manor that have been repainted so many times the sashes don’t lift cleanly. On the east side of town, homes built into the hillside catch more afternoon wind, which puts real pressure on patio door frames and threshold seals.
San Leandro sits in Alameda County, which enforces California’s Title 24 energy code. Any replacement window or patio door we install has to meet that standard, and we pull permits when the scope requires it. HOAs are less common here than in Castro Valley or San Lorenzo, but some of the newer subdivisions east of I-880 do have architectural review rules, so check your covenants before you change anything on the front elevation. We can tell you what typically clears review.
Our Main San Leandro Services
The two calls we get most in San Leandro are full window replacements and patio door installations. New construction window work comes up too, mostly on additions and ADUs. Here’s what each one looks like.
Window Replacement in San Leandro
Window replacement in San Leandro usually means pulling out an original aluminum or wood unit and setting a new one in the same rough opening. We specify low-E glass, a thin coating that reflects heat while letting light through, on nearly every job here because it cuts afternoon sun heat in west-facing rooms and keeps the marine dampness from condensing on the glass. We measure each opening, order to size, and the price you’re quoted is the price on paper before the crew arrives. Most single openings take a day; a whole house takes longer depending on the count. Read the full scope at Window Replacement in San Leandro.
Window Installation in San Leandro
Window installation in San Leandro covers new openings or full renovations where framing work is part of the job, not just a swap. On older San Leandro homes we frequently square up rough openings that have settled out of level, and we rebuild sill pans that collected decades of Bay moisture and rotted the original wood. The Garrison Code, our internal jobsite standard, is explicit about what a finished opening has to look like before trim goes back on. If you’re building an addition or an ADU, this is the service you need. Details are at Window Installation in San Leandro.
Patio Door Installation in San Leandro
Patio door installation in San Leandro for older homes often means a 72×80 slider that has been dragging on its track for years. Wind off the Bay pushes against doors on the west side of town, and a sloppy threshold detail invites water into the floor framing. We install sliding and French-style patio doors from Therma-Tru and ViewLux, set to plumb and level, with a sill that drains properly. The track is adjusted on every visit, not just at install day. | Standard vinyl window replacement | $450 – $900 installed |
| Full-frame window replacement | $850 – $1,700 per opening |
| Whole-house window replacement (10 – 15 windows) | $11,000 – $24,000 installed |

What pushes a San Leandro price up is usually the condition of the existing opening: rotted framing, out-of-level sills, or stucco that needs repair after removal. Bayside homes with corrosion or water intrusion below older openings can also require more prep work. Whatever the bid comes in at, the number we hand you before work begins is the number on the invoice when we’re done. That’s a written commitment, not a verbal one.
